How to get a resale apartment registered in Noida - Bribe Free

Can someone please suggest the process. This is a all cheque deal. I have to get it registered in the next month. What are the steps and I would like to do it myself without brokers so please advise how to go about it. more  

Strange indeed, that no one from the "localcircles against corruption" has so far come forward with advice. But then, is this a case to "fight corruption"? I think, not. Having said that, if you do not have a good lawyer to help, then "brokers are not always bad people", they can save you lots of headache in the "nitty-gritty" of the routines and deserve the agreed percentage as their commission. They are there for this purpose only. They are not touts. Now, I have no proof, but have heard that in some States of India, "property purchase and sales transactions" invariably include a certain percentage of the sales price to be given to the .....so-called "authorities", whatever that may mean. Well, it is generally known that brokers/agents are there for defence deals, for company deals, for sales/purchase deals .......so why not in property deals? I myself am not a "broker" of any sort, I'm only looking at things and situation with a practical/pragmatic eye......Discard, if you do not like it. The choice is yours: make your life easy, or, difficult.......the final choice is yours! more  
My post from real estate circle: This is assuming you want to do everything by the book and it's an all white deal. This is where you will have to fight the system. 1) getting property transferred from authority. 2) Buying stamp paper 3) Actual Registry of the property 4) Getting the stamp paper boy to do his job 5) Getting a mutation letter But, they are workable areas if you are willing to be patient and persistent that you will get the jobs done without bribing. Thought I'd share since we went through the experience earlier this year. more  
Deepak ji.. Good Morning.. Someone who is in NOIDA & is in law profession n dealing with NOIDA Authorites can only help you... I am of the opinion you should take help of a Property Consultant based in NOIDA who would get the needful done for a mutually agreed professional fee which would save you from inconvenience n repeat visits to Authorities . ELSE you can visit NOIDA Authorities office n from enquiry counter know the formalities n supportive documents required . For registeration of resale property SELLER & Buyer both have to be present at the time of Registeration with sale deed , original property documents , Pan cards , Res Proof & two witnesses ..
