Lease Agreement

Dear All,
One year back I have taken one house on Lease Basis for two year, but after one year owner had told me for vacant house. i told him it's two year agreement but he replied he don't want to continue and he forced me for vacant. afterword I have vacant the house, but he not return full amount to me, whenever I am going for money, he is asking tomorrow, now five month completed. kindly suggest me any best option for this issue( I have to police complaint or Court case). more
