Owner entering the house by changing locks

Dear members,
Please advise me on the following as to what recourse is available to me.
The owner served one month notice to vacate the apartment in Bengaluru, as they stated that it was required for their use. We searched and found a suitable apartment and shifted to it. And advised owner to refund us the security deposit and expenses incurred on behalf of owners. They refunded part amount kept Rs 5000 as security for the electricity bill which was still to be generated as is less than 2000 pm and initially delayed and then refused to refund expenses of over Rs 9000 incurred by us and payable by owner.

So we retained the keys to the apartment as security for our dues and informed the owners that the moment we get back the security/ dues, the keys can be collected from us.

Instead, they using the services of a locksmith made duplicate keys and entered the apartment. Is this not a criminal action on part of owners?

What are the suggested remedies to get back our dues from them? Can we also lodge FIR for criminal trespass against the owner? more

I am aware that some land lords in Bangaluru do not refund security deposit . It is common near Narayana Hridayalaya area. more  
Most of the time Owner or tenant use verbal info for vacating. No one takes in writing. If this happens no such things would have happened. more  
The Dispute here is on the expense you've incurred, which you claim was on behalf of the Owner and he claims was NOT his liability and responsibility. The "dispute" is clearly of a "Civil" nature and any effort to raise a false Criminal / Police Complaint could backfire. You had already handed over possession to the owner, as such his right to enter and change the locks is unfettered. I suggest you engage in a detailed discussion / negotiation and settle the matter amicably - a few thousand rupees if not worth either of your time. more  
Why could you not have gone to the electricity department and got your bill before hand, paid the same and shown it to the owners? You can also show the average amount which you pay every month. Give the keys back, take the receipt, ask them for the deposit sum back, if he does not give it, go to the police and file an FIR against him for cheating as it is not feasible to go to the courts which are a farce. more  
I believe as long as Mr Abhay Nath keeps the key with him he is liable to pay rent for that period as the property is supposed to be in his possession. If the owner has entered the house after breaking the lock, how it would be proved. In case Mr Abhay Nath has already committed to the landlord that he had vacated the premises than it would be most difficult to prove the charge of trespass etc. The remedy suggested by Mr Srinivasan is perhaps the best alternative. more
