Real Estate Regulation Act, RERA: Status By State
Attached please find status of RERA by state. While some states have adopted RERA as is, some have diluted RERA act in favour of the builders and against home buyers interest.
The key areas of disconnect in RERA are inclusion of ongoing versus only new projects, penalties for non-compliance to avoid imprisonment, payment schedule and liability in case of structural defects. In some states builders have taken a partial completion certificate so as to avoid coming under purview of RERA.

Neglect of UDA' s quarterly inspections ; laps of regulation restricting construction on Top of Ground Floor if found against Plan Approved ; laps of restriction on Sale Agreements until First Floor is Completed as per Plan , ARE THE OBSTACLES IN COMPLETION of project in time besides the Financial Stability of the Builder and the Terms between Builder and land Owners. If these 3 conditions are adhered to , the other regulations of the Act will stand automatically followed . more

when court find a government body like land record at fault they do not reprimand who is at fault which must be automatic. I have one relative whose land encroched by builder with help of land record and other regulators, judgement accepted issue but no action for returning land and also no one court make responsible and penalised. now after years of fighting for his right again he have to go court for remedy as to get land back,chnaces are deem as a multistory mall is constructed. can any one give help to sort out matter please. more

Along with RERA central should deploy platoon of army to fix violent issues. In fact housing/land related now a days is mafia, should be dealt with force along with policies. In my life time I have not seen any Govt effort in safe guarding land related disputes, issues, other than taking the stamp other taxes from people. People ready to pay for more security tax OR charges to save their assets/properties. Majority of land issues frauds are happening in big cities. Central and state should form strong Urban body to save common man from exploitation with money power, muscle power, etc. RERA updates by states of additional clauses or deletion/dilution should be scientifically proven and approved by central agency. I request the forum to point me to any Govt or board is ready take the grivences of land related issues, disputes, expect in judicial courts where cases run for decades no benefitting anyone.
